Ask this question in North Carolina and the answer involves crawl spaces. Ask it in Texas and the vocabulary changes entirely: it’s slab versus pier-and-beam, basements are a curiosity, and the real character in the story is the ground itself. I’m a licensed structural engineer in Texas (license #154111), and here’s the straight version.

The ground rules: Texas clay moves

Much of the Texas triangle — DFW, Austin, San Antonio, and a good deal of Houston — sits on expansive clay. These soils swell when wet and shrink when dry, and central Texas weather is a cycle of both. A foundation on expansive clay isn’t just holding the house up; it’s riding a surface that moves seasonally. That single fact drives almost every Texas foundation decision — and it’s why a foundation copied from a generic plan detail is a worse idea in Texas than almost anywhere else we practice.

Why basements are rare here

Three reasons, stacked: the frost line is shallow, so nothing forces deep digging the way northern winters do — a basement is pure added excavation cost. Expansive clay makes deep walls that hold back swelling soil expensive to do well. And in Houston and other low-lying areas, the water table would like a word. It’s not that a Texas basement is impossible — it’s that you pay a premium to fight the site, which is the opposite of good foundation strategy.

Slab on grade — the Texas default, with an asterisk

Most new Texas homes sit on slabs, and on well-behaved soil a slab is efficient and economical. On expansive clay, the slab has to be designed for the movement — commonly as a stiffened or post-tensioned slab that acts as a raft, stiff enough to move as one piece instead of cracking as many. This is exactly the difference between a slab engineered from your lot’s soil behavior and a catalog detail: the first performs for decades, the second is how foundation-repair companies stay busy.

Pier-and-beam — the classic that never left

Older Texas neighborhoods are full of pier-and-beam homes, and the system still earns its place on custom builds: drilled piers reach past the active clay zone to stable soil, and the floor framing rides above on beams. You get accessible plumbing and ductwork for the life of the house, easier future leveling, and a first floor that steps gracefully on sloped lots. It typically costs more than a simple slab — but on severely expansive or sloping sites it can out-perform and even out-price the heavily stiffened slab the same lot would demand.

The quick decision guide

  • Flat lot, moderate soils → slab on grade, designed to the site
  • Expansive clay (much of DFW, Austin, San Antonio) → engineered stiffened/post-tensioned slab, or pier-and-beam
  • Sloping lot or Hill Country terrain → pier-and-beam, or a stepped foundation designed for the grade
  • Flood-prone or coastal → elevated foundation; that’s a wind-and-water design conversation, not a catalog pick
