That's normal — and it's good news. We engineer your house plans into a permit-ready structural design, right-sizing every beam and footing so your home costs less to build and is built to last, without the cracks, squeaks, and sagging floors that show up years down the road.

Yes — and it's a good thing. A house plan shows what your home looks like. Structural engineering makes sure it stands up to gravity, wind, and time — and gets it through permitting. And a quality engineer sharpens their pencil to reduce the cost to construct your home: we have a great track record of saving more on construction than our fee costs, making us an effectively free service. Here's how it works:

Foundation, framing, beams, and load paths - designed for your lot, your soil, and your local code, then sealed by a licensed PE. Typical turnaround: about two weeks.
03
Permit-ready drawings your builder can actually follow - engineered efficiently, so you don’t pay for lumber and concrete you don’t need.
The heart of what we do. We take the plans you bought — stock, designer, or custom — and produce complete structural drawings from foundation through roof, engineered for your lot and your local code. Homeowners and builders welcome.

Cody was awesome. We did a virtual consult, and I was initially skeptical, but my project was straightforward enough to forego an in-person visit. After sending my reno plans and sharing some pictures of the area being renovated, Cody was able to outline the necessary specs to ensure proper beam and header needs for safe load bearing of the new structure. Had no issues getting my permit after sharing Cody's specs with the city. Smooth and easy process. Highly recommend!

Cody is great to work with, very thorough, and communicates quickly! I needed to evaluate whether or not an interior wall was structural for my my remodeling project. Cody made this a breeze! I was expecting to schedule an in-person inspection (which is still an option if preferred), but it was even easier, quicker, and cheaper than I expected. He easily verified the structural integrity over a zoom call. The process was easy: I gave him a quick call, he asked for my address to get a scope and size of the home, then we scheduled a date & time for our inspection call on Zoom. The call only took 15 minutes. A quick understanding of the layout/floorplan, roof construction, and short peek into the attic is all he needed! (Your call time and scope of access may very depending on the construction of your home/project) 10/10 would use Cody again for structural evaluation and future engineering needs.

Cody has been absolutely excellent! I’m a GC and have dealt with many engineers, Oakline has went above and beyond with every aspect of this process. I had a unique situation with bad plans from another company, material on site and workers waiting to continue. I assumed getting a new Engineer to rectify the issues would take several weeks or more. Cody fast tracked the process, worked through his weekend and got me exactly what I needed, an entire house engineered from the ground up!

We did a lot of research before choosing an engineer, and I am so glad we went with Cody at Oakline. He handled the structural work for both our shop and our house, which was a smooth experience even with several design changes along the way. There was a lot of back and forth communication throughout the process, and Cody stayed on top of every detail. He was incredibly responsive and consistently got our stamped drawings back to us in a timely manner so we could keep moving forward. If you need a professional who is easy to reach and delivers quickly, I highly recommend him.
