Most house plans you buy online come with architectural drawings and basic framing plans — but those framing plans are based on the prescriptive tables in the International Residential Code (IRC). The problem is, those tables were written for simple, symmetrical homes like a 1960s ranch. They don't handle the open floor plans, tall walls, large windows, and complex roof geometries that define modern home design.
The lumber species and grades specified in a stock plan may not match what's actually available from suppliers in your area. The lateral bracing design — the system that keeps your house from racking in a windstorm — is almost never included. And the foundation design is generic at best, with no consideration for your lot's actual soil conditions or local code requirements.
Today's homes rarely use only dimensional lumber. LVL beams, floor I-joists, and roof trusses are standard in most new construction — and none of these are covered by the prescriptive IRC span tables. Every engineered component needs to be properly sized, specified, and detailed by a licensed engineer to ensure the loads are carried correctly through the structure.
Here's one of the most common — and most dangerous — issues we see: a homeowner buys a stock plan with stick-framed roof details, then the builder orders roof trusses instead. The truss manufacturer designs each individual truss, but they take no responsibility for how those trusses interact with the rest of your house. Trusses create concentrated point loads and reactions that the original stick-framed plan never anticipated — and if no one re-engineers the bearing walls, headers, and foundation below, the load path is wrong from the roof down.
Per TPI (Truss Plate Institute) national standards, every trussed building is required to have a Building Designer — a licensed engineer responsible for the overall structure — who reviews and approves the truss drawings and ensures the building below is designed to handle the truss loads.
