How Much Does It Cost to Get House Plans Stamped by an Engineer?

If you’ve been searching for this number, you’ve probably noticed something strange: nobody will give it to you. The first page of Google is forum threads full of contractors and investors trading guesses. I’m a licensed structural engineer who does this work every week, so let me just answer the question.
The short answer
For a typical single-family home, having your house plans fully engineered and sealed by a licensed PE generally runs $3,500 to $6,500. Here’s how that breaks down:
- Straightforward single-story home (simple roof, conventional foundation): roughly $3,500–$4,500
- Typical two-story home: roughly $4,000–$6,500
- Complex homes (walkout basements, tall walls, complicated roof geometry, coastal wind zones): $6,500 and up

Wait — why does “stamping” cost thousands? Isn’t it just a stamp?
This is the most important thing to understand, and it’s the reason the cheap options you’ll find online are a trap.
A licensed engineer cannot legally just stamp drawings someone else produced. Engineering licensing law in North Carolina — and every state I’m licensed in — requires that sealed work be done under the engineer’s responsible charge. That means when you pay for “plan stamping,” what you’re actually paying for is the complete structural design of your home:
- Foundation design — footings, piers, or slab, sized for your soil and your structure’s actual loads
- Floor framing plans — joist and beam sizing, bearing points, every level of the home
- Wall bracing and shear design — the lateral system that keeps your house standing in a windstorm (almost never included in stock plans)
- Roof framing plans — rafters or truss specifications, ridge beams, uplift connections
The plans you bought give you the architecture. The engineering — the part the permit office requires a seal on — has to be designed for your specific house, your specific lot, and your local code. That’s what the fee buys.
What drives the price up or down
When we quote a project, these are the factors that matter:
Size and stories. More floors means more framing plans and more load paths to resolve.
Roof complexity. A simple gable is quick. Intersecting ridges, dormers, and vaulted ceilings take real design time.
Foundation type. A slab on grade is simpler than a walkout basement, which involves retaining-wall behavior and drainage considerations.
Your location. Coastal wind zones (140-mph territory near the North Carolina coast, for example) and poor soils add design requirements. So do stricter jurisdictions.
Engineered materials. LVL beams, I-joists, and roof trusses aren’t covered by the code’s prescriptive tables — each one has to be properly sized and detailed.

Put that number in context: engineering is one of the smallest lines on your build
It helps to see what the rest of the industry reports. National cost guides put full structural engineering for new residential construction at 1% to 5% of the total build price (Angi) and 1% to 3% for a new house (HomeGuide). Our typical fees land in the middle of those ranges.
Here’s the comparison that puts it in perspective: installed carpet runs $2 to $8 per square foot. The complete structural engineering of your home — the foundation, every beam, the wind bracing, the whole load path that holds the building up for the next hundred years — typically costs less per square foot than the carpet you’ll walk on.
One thing to know: engineering is priced on the total structure, not the finished space
When you compare quotes or budget for engineering, count square footage the way the structure does — not the way a realtor does.
An unfinished garage costs far less to build than a kitchen: no cabinets, no appliances, no tile, no plumbing fixtures. But it takes the same engineering effort — the garage has a foundation carrying real loads, walls resisting the same wind, and a roof (often with longer clear spans than anything in the house) that has to stay up just as reliably. The finishes are where construction dollars diverge; the physics doesn’t care about finishes.
So when we price a project, porches, decks, garages, and unfinished basements all count toward the total square footage of engineering design. Every one of them has a foundation, framing, and a load path that must be designed and sealed. It’s also why two “2,400-square-foot homes” can carry different engineering fees — one is 2,400 heated square feet with a three-car garage, wraparound porch, and unfinished walkout underneath, and the other is simply 2,400 square feet of structure.
The $1,000 “engineer stamp” you found online
You’ll find offers on Fiverr and similar sites to stamp your plans for $1,000 or less. Here’s what you need to know:
A seal applied to work the engineer didn’t actually perform or supervise is illegal in every state — it’s called plan stamping, and engineers lose their licenses over it. Beyond the legality, think about what you’re getting: no analysis of your soil, your wind zone, your snow load, or your local code amendments. Permit offices see these sets regularly. I have had many clients come to me with this exact issue — and they had to pay twice to get it done right.
If a price seems impossibly low, it’s because the engineering isn’t being done.
The part nobody tells you: good engineering usually pays for itself
Here’s the reframe I wish more homeowners heard before they saw our fee as “another cost on top of the plans.”
A stock plan’s framing is generic, which means your builder — trying to be safe — tends to overbuild it: bigger beams than needed, more footing concrete than the soil requires, redundant framing “just in case.” A careful structural design right-sizes all of it for your actual house on your actual lot.
