5 Things to Check Before You Buy a Stock House Plan

You found the plan. The elevation looks like the house in your head, the kitchen is where you want it, and the price is a fraction of what a custom architect quoted. Buying a stock house plan is a smart move for a lot of families — I engineer them every week and most are perfectly good starting points.
Notice the phrase: starting point. A stock plan is drawn to sell in all fifty states, so the structure is drawn generically on purpose. That’s the business model, not a flaw. But it does mean a few things on that PDF will cost you money later, and ten minutes with the sample pages before you click buy can save you thousands. Here’s what I look for.
1. Find the Roof Framing Note and Actually Read It
Somewhere on the roof plan is a line of text that decides a surprising amount of your budget. It says one of two things.
“Pre-engineered trusses by manufacturer” is normal. Truss design drawings are the truss engineer’s product — the IRC calls for them separately at §R802.10.2, and the plant produces them to ANSI/TPI 1. Nothing is wrong. Just understand what you bought: the plan doesn’t contain your roof structure. It contains a shape, and someone else engineers the members inside it later. Stick-framed rafters means you should read the span and the size in the same glance. A 2×10 noted over a 20-foot clear span gets flagged at permit review, because allowable rafter and ceiling joist spans (IRC §R802.4 and §R802.5) depend on species, grade, spacing, and local snow load — not on what fit nicely on the drawing.
Two things worth a second look:
- A vaulted ceiling under a truss roof. That bottom chord is a tension tie, and removing it is the most expensive idea I get asked about. Here’s why you can’t cut a truss.
- A bonus room over the garage. Attic trusses cost more and need deeper heels. Budget for it now, not at framing.
2. Look for “Beam Size by Others” — and for Beams That Are Too Big
Stock plans fail in one of two directions on beams, and both of them cost you.
The first is the blank: a header or girder called out as “beam by others” or “size TBD by engineer.” That’s honest, and it just confirms you’ll need a structural engineer before a builder can price the job. The second is less obvious and more expensive — the plan gives you a beam, and the beam is enormous.
That happens because a national plan seller covers the worst case. They don’t know if your house is going up in Raleigh or Rochester, so they size for heavy snow and a long span, and everyone who builds that plan pays for the insurance. Triple 2×12s where a single LVL would do; a steel W-shape where a glulam works.
That’s the quiet part of quality engineering: right-sizing is a savings mechanism, not a safety compromise, and it comes back in lumber. Here’s what cheap engineering actually costs on a real house.
3. Check What Climate the Plan Was Drawn For
Ask the seller — before purchase — what design loads the plan assumes. Wind speed, ground snow, seismic category, and frost depth are local values set by IRC §R301.2 and your jurisdiction’s amendments. A plan drawn to generic assumptions may not survive contact with yours.
This matters more in some places than others:
- Coastal NC, SC, and GA — design wind speeds drive uplift connections, sheathing nailing, and shear walls. A plan drawn for inland conditions will be short on hardware.
- Charleston — wind and meaningful seismic demand in the same building.
- The Texas and Alabama clay belts — expansive soils change the foundation, not the framing.
- Mountain counties in NC, TN, and KY — ground snow load can double what a generic plan assumed.
Then there’s the edition question. The seven states I’m licensed in aren’t on the same code year: North Carolina is on the 2018 NC Residential Code (2015 IRC base), South Carolina the 2021 IRC, Georgia the 2024 IRC as of January 1, 2026, Tennessee a 2018 IRC baseline with municipalities free to go newer, Kentucky the 2018 KY Residential Code, Alabama a 2015 IRC baseline, and Texas has no statewide code at all. A stock plan can’t be current in all seven at once. That’s the gap a state-specific sealed set closes.
4. Match the Foundation to Your Actual Lot
The plan shows a full basement. Your lot is flat and your neighbors are all on slabs. That swap is routine, but it’s a redesign, not a note — bearing walls land in different places and the beam and column line moves with them.
Three things to verify before you buy:
- Does the seller offer your foundation type? Many sell slab, crawl, and basement variants of the same plan. Buying the right one is cheaper than converting it.
- What soil bearing pressure did they assume? Footing widths come straight off that number (IRC §R403.1.1). Assume 2,000 psf, get 1,500, and every footing grows.
- Is any of the basement a walkout? A tall wall with soil on one side and a big opening on the other is a real engineering problem, and it’s rarely detailed on a stock plan.
Check frost depth too. Minimum footing depth is local (IRC §R403.1.4), and a plan drawn for a warm climate will show a footing too shallow for the Kentucky or Tennessee mountains.
5. Count the Openings in the Exterior Walls
This is the one nobody checks, and the one that gets expensive at plan review.
Modern stock plans sell on light: a wall of glass across the back, windows wrapping a corner, a three-car garage door eating the front elevation. Every one of those is a hole in a wall that has to resist wind. The IRC handles it with wall bracing (§R602.10) — a minimum amount of solid, properly connected wall in each direction, in each braced wall line.
When a plan runs short, the fix is engineering, not luck: portal frames at the garage, sheathed and strapped narrow panels, sometimes a moment frame at a corner. All solvable, and all cheaper on paper than after the slab is poured. The tell is a long exterior wall with almost no unbroken sections left in it.

None of this is a reason to skip stock plans. It’s a reason to read the structural sheets with the attention you give the kitchen island, and to put engineering in your budget from day one instead of discovering it when the permit office asks for a seal.
