Why Every House With Trusses Must Have an Engineer of Record

If you’re building a house with roof trusses, you’ve seen the truss package: a thick stack of drawings, each sheet sealed by a licensed engineer. It’s easy to look at those stamps and assume the structural engineering for your home is finished. It isn’t. That seal covers the trusses — and only the trusses. Here’s what the truss manufacturer’s engineer actually designs, what the national truss standard says about who’s responsible for the rest of your house, and why every truss-framed home still needs its own engineer of record.
The Truss Stamp Covers the Trusses — Nothing Else
Metal-plate-connected wood trusses are engineered products. The manufacturer’s software sizes the lumber chords and webs and the steel connector plates for each truss, and a licensed engineer reviews and seals those component drawings. That engineer does exactly one job: verify that each individual truss can carry the loads someone else specified.
Read a truss design drawing closely and you’ll find the limits spelled out in the notes. The seal does not cover:
- The design loads themselves — the truss engineer uses the wind, snow, and live loads handed to them, and doesn’t verify they’re right for your site
- The walls, headers, and beams that hold the trusses up
- The connections that hold the trusses down in high wind
- The permanent bracing that keeps trusses stable for the life of the building
- The path those loads travel through the frame down to the foundation
None of that is a knock on truss engineers — it’s how the system is designed to work. Component engineering is their job. Whole-building engineering is someone else’s.
ANSI/TPI 1 Draws the Line on Purpose
ANSI/TPI 1 is the National Design Standard for Metal Plate Connected Wood Truss Construction — the document the building code points to whenever a home uses trusses (the residential code requires truss design drawings under Section R802.10.2). Chapter 2, Section 2.3 of the standard lays out a deliberate division of responsibility between the truss manufacturer, the truss designer, and the building designer. The truss designer — the manufacturer’s engineer — is responsible for the design of each truss as an individual component. The building designer — the standard’s term for the architect or engineer of record for the whole structure — is responsible for essentially everything else: specifying the design loads, verifying support conditions, designing permanent bracing, and making sure every truss reaction has a complete load path down to the foundation.
In other words, the truss industry wrote into its own standard that a truss stamp is not a building stamp. The standard assumes a building designer exists. When a house goes to permit with truss drawings alone, that seat is empty — and no one has engineered the structure the trusses sit on.
What Goes Undesigned Without an Engineer of Record
This isn’t a paperwork technicality. Real structural work falls through the gap:
- Uplift connections. Truss drawings list an uplift reaction at every bearing — often several hundred pounds. Someone has to turn those numbers into specific hardware, which is exactly what the code’s roof tie-down provisions (Section R802.11) require.
- Girder truss reactions. A girder truss can drop several thousand pounds onto one spot on a wall. The studs, header, and footing under that point need to be checked — and the truss engineer doesn’t do it.
- Permanent bracing. Truss sheets note that permanent bracing is “by others.” In a house with no engineer of record, “others” is nobody.
- Bearing walls, headers, and beams. Everything below the truss bearing points is outside the truss engineer’s scope.
- Site-specific loads. Wind speed, exposure, and snow load vary by state and county. If nobody verified the loads on the truss order, the trusses may be engineered for the wrong numbers.
Buying a Stock House Plan? This Is Where It Bites
This gap shows up most often with purchased house plans. Stock and semi-custom plans are drawn to sell nationwide, which means they usually arrive with no engineering at all — or with engineering done for another state’s loads. The builder orders a local truss package, the stamped truss drawings arrive, and everyone feels covered until the permit office asks a simple question: who is the engineer of record for this house?
In many jurisdictions the answer has to be a professional engineer licensed in your state. An engineer of record reviews the plan against your state’s building code and site loads, designs the members and connections the truss engineer didn’t, coordinates with the truss package once it’s ordered, and seals the drawings your permit office wants to see.
